Fuel pressure regulator question

Aeromotive fuel pressure regulator: Has it a couple of years now. Supposed to be set at 56lbs. Recently it can only adjust to 40 pounds (range is 0-70lbs) and stays there. What gives?

Fuel pump going bad? Dirty fuel filter?

Right. Even so, I would beleive it would adjust to at least a couple of pounds less or higher, but its doesn't budge a bit with the adjustment all the way in or out?

I'm just guessing? Gauge bad? Regulator dirty/jammed/bad? Nothing leaking somewhere else?
