This house hunting is getting old.....

Today we went to look at a house, just as we arrived we were informed that the seller had just accepted an offer.... They let us look through the place anyway....This is the fourth house in the past six months that sold the gay we came for a look... We've looked at lots of houses, most aren't worth the effort we've spent looking at them.... There have been two that I was excited about, three that Momma was excited about... This one we both absolutely loved... I'm seriously bummed, hoping the deal falls through... 

3bed 2ba  3 car garage 2500sf .9 ac 1000sf shop, room for a second shop... within budget, small community just outside town 48 houses all on about 1 acre lots, all very nicely maintained, one road into the area so no traffic that doesn't belong... Surrounded on all four sides by orchards..  I Want This House.... Dammit!!! :banghead:

Yup been there done that after a while it stops being fun and gets tiring. Matter a fact we just looked last weekend, but not seeing anything worth it plus property tax would go up a bit. Sounds like a nice place for sure. Is there a way to submit a offer as a back up offer?

Already done.... I saw the place first day it was listed, unfortunately couldn't go see it till today, the owner accepted an offer a couple hours before we got a chance to see it....  Not wishing bad luck on anyone but if these folks deal falls through we will be ready...

Thanks for the optimistic angle guys... Momma & I keep trying to convince ourselves it's true but this time it's hard to accept... End of the day we gotta accept it but it's gonna make looking at houses that much harder cause this one checked most of the boxes with the biggest one being the most preferred location.... We've driven through this little community for fifteen years wishing we lived there... And have been stopped on a number of occasions & asked what business we have there.... Neighbors are very protective, friendly but protective.... At this point we get waves & talk with owners cause they know why we drive through....

I know the pain you are going through having sold homes for over 25 years now .  .   . Need to stay patient and the right one will come along.  As your realtor, if the home was pending with an offer, I would not of wanted you to go through it knowing you cannot buy it.   Might as well just pour salt on the wound for awhile . . .

I don't know where you live, but it sounds similar to how things are here out in the PNW Puget Sound area.  People here have to put down at least 3 contracts on 3 different homes and even then they won't get a house.  The houses sell for more than they are listed for!  I saw a neighbor's house just go up for sale yesterday and there were cars parked in front of it and/or driving by all day long.  I told my wife I bet its sold before the end of the week.
You might try the multiple contract way to buy if you need a house.

It's not a matter of need, we have two homes, one that we live in & one that I made the mistake of letting a friend live in.. We plan to buy our final home & sell both of those.... I posted awhile back about selling our current home due to the neighborhood  not being as good as it once was... Well we're still working on it... I want to do it right this time, no regrets... It'll happen, just frustrating when something so perfect comes along....

Don't fret!  People fall out of escrow all the time.   Put in a backup offer at the accepted amount.   You'll be 2nd in line.    At least you will have a chance vs just walking away.    What city/state are you looking?

Back up is already in place, We are in Modesto California... Land of Fruits & Nuts, Insane Prices, Criminals on Welfare & allot of other crap I hate.... But also home to allot of good things like great weather, the beach, the Sierras, still a strong car culture & whether I like it or not Momma ain't moving...  Trust me I could have an amazing place in Texas & lots of extra $$$$ in the bank... But here is were we shall stay...

sounds like my area...if its priced right...its usually on the market for 7 days...I bought my house the first day it was listed!  keep looking...something will come up :)

Here people have to write letter with the offers convincing the seller to sell to you instead of the next guy. I think the market around here tone down a little. Through rising interest rate should cool it down further. Speed, strong offers and the right agent most of the time will get you in.
