Not sure how it works in your state but in NJ, just because an offer is accepted doesn't mean there is a binding contract at that time. The seller and buyer have to make it through attorney review (usually about a week) before the contract is binding. During attorney review, a buyer can come in with a higher offer and the seller can accept and move forward with them instead. Happened to my friend, he lost a house because of it. Not the nicest thing, especially if you're in the wrong side of things, but just saying, might be an option if you want that place that bad...

Just got word, the deal is done, first buyer paid cash.... Bought it for his 26 YO son..... Wish I was his son.... I'm betting the neighbors out there probably won't be happy.... Maybe he's a quiet respectful kid but 26 & a wealthy family I'm betting he's not gonna fit in, Before him becoming an owner the youngest owner in the neighborhood was 37.....

Have you thought about leafleting the area?

Well I know your not going to give up, but it's tough specially when you know and like an area. Been there, we missed a deal years ago and it still bugs me a little. It's always a compromise, there's no perfect place as you know. But there's certain things you can't/won't compromise on either. Best luck to you.

The kid will probably pay landscapers and housekeepers to take care of the place.  Or his folks will.  ::)
I find it sad so many parents don't raise their kids to be able to do chores or basic repairs.  My dad had me out cutting the grass when I was 10 or 11.  By junior high I was out making money cutting neighbors lawns with my trusty Lawnboy lawnmower my dad helped me buy.  My savings from odd jobs are what i used to buy a used Challenger T/A when i was 16.  :woo:
For some time now, I see parents out cutting the grass, who I know have teenagers.  I have a friend whose a gear head, do it yourselfer type big time.  Yet several years ago when I brought up this subject to him, he said he cuts the grass because he thought a power mower was too dangerous for his then teenage stepson to use.  Really?  When did we get so soft...
Some early 20s types were renting the house next door to me, boy that property got overgrown quickly!
But I'm going OT.  In a way I'm jealous of the situation in Randys hood.  There's a nice house by me that just got pulled from the market recently after about a year in the market.  It was priced about 15% lower than it sold for in '06.  They can't find a buyer, I feel sorry for those people.
We are 2 blocks from the train station, high rated schools, no crime, I can drive to O'hare airport in 20 minutes.
Yet houses are hard to sell in my area with the exception of a few high demand suburbs and city neighborhoods the 1%er types like. Sad to see an area steadily going downhill, and even sadder to be a passenger on a sinking ship!
So as frustrating as it is to be searching for a house, keep things in perspective at least you are in a prosperous area.

Chinese, probably not... If he were he'd probably be quiet & not bother anyone... And the dad would buy in town not in a rural community... Most of the time around here it's a farmer or rancher... Kid will show up with a lifted 4x4 rolling coal... Bumping the bass, pissing off all the old folks who've enjoyed the peace & quiet for years...

Could be Asian farmers.

Looks like the cops are cleaning up the streets making it better. It will be a lot easier to sell once it is cleaned up.

If they (cops) could stay there all the time, probably the safest place in town, but we know that isn't the case. Hang in there on the house hunting. Back in 2010 when it was buyers market wife and I decided to get a retirement place that was a snow free zone. She does not fly, so the daughter and I went down (Vegas) about five times looking at houses. Unless you had cash, most were being snapped up by investors. We made several offers, only to being a day late and many dollars short. I found an excellent Realtor and with their expertise finally found a good house. Only thing, it was a bit more than we had wanted to spend as retirement was quickly approaching. He said lets make an offer and see what happens. They did take it and have been happy with it. Hang in there, the right one will show up. We looked at HUNDREDS before we found the "right one"   :cheers:
