How can I make some money with raw land?

We own a 40 acre piece of ground out in the country. Densely wooded, but cannot be timbered for another 10 years or so. Rectangular in shape. Starts on a nice hill on one end, and then gently slopes down into a valley at the other end.

Anyway, we are planning on building a house up there, but not for another five years. I have my garage up there, but that's the only thing up there. No neighbors. Pure paradise.

Anybody have any suggestions as to how I can use the land for the next five years to make some money? I don't want anything permanant. I was thinking about maybe a paintball battleground, or something like that.

I dont think there is much to do.  Anything that would involve people going on it I dont think I would do.  Too much legal stuff I would think.  Even if they sign something, somebody would try and sue if something goes wrong. 

It does sound really nice though.   :2thumbs:

Plant Pumpkins.
Friends of mine do it north of here, and they put out a sign at a major intersection. Then people come and pick pumpkins in the fall.

If you have a nice chunk of land and a decent tractor, you can offer pumpkin rides. People will pay good money for pumpkins...

Any wildlife on your property.....City folk pay for hunting rights where there is game to kill.

Check with a gas well company. They are punching wells every where around here. If it is a good one it can bring in lot's of  :money:

Paintball and hunting are good ideas, but just remember that the insurance will be a little high and may not be worth the effort.  Do a little research first.   :2thumbs:

Lots of game. Have thought about leasing it out during hunting season, but too small of a window. I'm looking for something that will pay all year long.

I've had gas/oil companies approach me, but they tie up the land for 3-5 years at a time. They have leased a lot of land around here, and have not done a thing with it.

Vegetation is too thick for planting pumpkins. Also, soil has too much clay in it. Also, pumpkin is not an official Mopar color.

Taliban training camp? Thought about having a Taliban paintball hunt. Draw straws to see who wears the turbans and runs through the woods.

Keep em coming. The perfect idea has to be out there somewhere!

   There is quite a bit of liability involved with those sports. I care-take a ranch nearby, the owners allow no hunting whatsoever. In fact they are worried about poachers getting hurt on the property and being sued. One large property holder ran a hunting camp for a while. From what I heard he had a 20 million dollar umbrella policy in place. That probably costs a lot of money to underwrite.

 How about and RV park if it's not too far out. Those are sprouting up all over the place.

a neighbor of mine is running a RC park on his land, started off slow but he's having races all the time now. we live fairly close to dallas so he gets a draw from the city.

I would have said Paintball or RC cars/trucks but someone beat me to it.  What kind of trees do you have?  If they are Maple trees you can get in the Maple Syrup business, lol.  People sell that stuff for quite a bit of money for the real stuff.

Falls Creek, PA., never heard of it, where you located? 40 acres of land, if there is a relatively flat clearing of say 2-3 acres have another "Woodstock" with camp sites surrounding the concert area.   :dunno:  :bananasmi   :ylsuper:  :2thumbs:
