Anyone from Indiana?

Is there anyone here from the State of Indiana?

I'm looking to begin some SERIOUS research into the area of Farmland, Indiana, located in Randolph County.  East of Muncie by a half-hour or so.

Anyone from IN?

I grew up in Fort Wayne IN about an hour north of Muncie.  I have been in AZ for the last 20 years most of the family I had there has passed on.  If I could deal ok with winter again I'd move back.

I'm looking to buy this house - it's about 10 miles or so East of Muncie.



3,000+ square feet, 728 square foot wrap-around deck, walk-out basement with wet bar, master bedroom is 500 square foot with private bath including whirlpool tub.

Now, see the building to the North East of the house?  Yeah - that'd be my four car garage, insulated, with electric and water, with separate heating and cooling.

The property is 3.08 acres and basically includes everything "green" in this picture.  BUT, the owner also owns 7 more acres of land to the east of the house (you can see part of the field in that photo) that he's selling as well.

Can anyone say "private race track?"

Nice property, you would pay millions for that where I live.   :thumbsup:

When I was growing up we lived on an acreage, me and my brother had a oval race track and a rallye track worn down in two different fields, was a blast. I had a 81 dodge colt and he drove a 81 mirada, we put a lot of miles on those old cars.

...I live in New Castle, about 30 minutes south of Farmland....Farmland is a very small town...it is also close to Winchester Indiana (Winchester Speedway)....not a big town either, but it does have a McDonalds...if you get close, stop in

Lol - can you guys put my wife and I up for a night?  We're thinking about going out to view the place in early August.  Possibly, at least.

The house on 3 acres is $199,500.  The full (<)10 Acres is $234,000.

I'm not a huge fan of "living in the middle of nowhere," but after living in apartments for the past 6 years, I'm kinda looking forward to at least not living near anyone else.  :)  So I guess it's kinduva trade off.  The pictures on the website just make it look AWESOME - my wife and I think that the beauty of the house, the land, and the big honkin' garage could make up for the lack of a nearby shopping mall.

What I'm really preparing to do is heavy research on is the feasbility of building a 5-megawatt wind farm on the 7-acre eastern stretch of the property.  I'm beginning to research prices of the turbines, height restrictions and permitting requirements, as well as transmission & distribution requirements.  I esimate that my annual income from the wind farm alone would exceed $100,000 per megawatt.

That sounds like a heck of a price for the full lot.  If that is a reasonable location for what you need, I would be all over it.  That's worth it just for the house and garage, but to have almost 10 acres included sounds like a no-brainer.  I'd sat go for it.  :2thumbs:

$234k for 10 acres. :hyper: Insane.  My house is 1100 sq ft on a 5500 sq ft lot and even with today's depressed prices has a market value of $275k - and that's down from a high of $425k two years ago.

Of course, I'm not shoveling snow or dodging twisters either.  :cooldancing:

$234k for 10 acres....snap it up.  Around here, southern california, a lot can cost you twice that much.  I have been looking at a 14,200 Sq Ft lot, flat witha view and they want $395,000, and you still have to build the house.  :villagers:

Is that a small lake in the upper corner?

I don't think it's a lake - just a ridge or hill.  There is some water to the rest including a small river, and what looks like some sort of reservoir or something just north east.

My only fear with buying the place is that if my work ends up making me stray too far from Indiana, it'll be real hard to turn around and resell the house and property.

Farm land here in Ohio is only about $4000.00 per acre. The county just established new regs on wind towers limiting them to 100' for private homes with noise restrictions. FYI we have 4 huge turbines on the county landfill property. Each one powers about 400 homes. It seems they were about 5M each.
