Looks like the Shop is a go

FOr about four years since i bought my house on 5 acres i wanted a shop,The garage just isnt cutting it.Just got an approval from my lender to Refi my house at a better interest rate,pull out 28k in equity and build a 30x40 shop(metal building).It should cost around 24k for the shop,concrete and erection of the building.I cant wait to have a nice new shop to restore my mopars,woohoo!It will only cost me 70 bucks more a month with the new loan.The shop should be equivelent to a 6 car garage,maybe i need to buy more mopars,lol

Hopefully it will only take a couple of months,loan should fund at the end of this month,then i have get permits,more quotes for the building,align contractors(dont want to do it myself since it would take way too long).The get the pad cut with a friend and his bulldozer,hire a concrete contractor,then the guys to erect the shop.I am not sure how quickely i can get it done since there is a building boom in my area and contractors are swamped,we will see

Great news!! I'm curious as to what lender/broker you're going through.... having started this new job, I fully understand all this refi talk!! :thumbs:

Ask your broker/lender if he's ever heard of Mortgage Lender's Network (MLN) and have him compare rates... if you've got until the end of the month for it to fund (assuming it's been approved - sounds like it has), you still have time to shop around for rates!! :cool:

Its no approved until the money hits the bank,   they can make some bs excuse to back out, like declining stuff  :burn: they can throw out stuff even after you sign, if your conditions are not all met and then they can come up with more and drag it out(there is a 3 day fund period/ back out for you)(not including weekends and holidays)    Good Luck       the faster you get them paper work the faster it goes.       If your in an increasing economy you can get an interest only loan, and you can always pay whatever to the princeable.

Sounds like a nice garage   I have seen some of these 60x90 for like 30-40k add another 15k for permits and concrete    a fair bit of coin but thats a lot of mopars (if your citys covants will allow that large of a building) 

30x40 I wish I owned a 20 x 10 right now (grandma wishes to)

Be sure to save $ in the budget to paint your floor. Being an aircraft mechanic for 15 years, I always liked the corporate hangar look with the glossy white floor. I have a two car garage and painted the walls and floor gloss white. It looks like an operating room. The floor was coated with a Sherwin Williams product called Tile Clad. It is an epoxy system and is not cheap. The product is extremely glossy and tough but very slippery when wet. Oil wipes right up and if I drop a screw or washer it is easy to find.

Already planned for that,just did the garage floor coating in my 2 car garage a couple of months ago,love the stuff.I prefer the gray though
