It has been approved,not likely there will be any foul ups in the process since i have used the same broker for the last 3 home mortguages

Its no approved until the money hits the bank

Approved vs. funded are TWO different things... approved means the lending company has said they'll go with the terms and conditions... funded means that either the mortgage company themselves, or a bank has given the consumer the money for the loan.... :cool:

No sheet shurlock,THis ISNT the first loan i have ever done.For every loan i have ever done on the past 6 houses i have owned,never had one not go thru,maybe my credit and income is just much better than yours so i dont have problems.Glad to hear you are a financial expert,atleast in your own mind and if you happen to be a loan officer,i suggest you try another trade like selling slurpies at 7-11

FOr about four years since i bought my house on 5 acres i wanted a shop,The garage just isnt cutting it.Just got an approval from my lender to Refi my house at a better interest rate,pull out 28k in equity and build a 30x40 shop(metal building).It should cost around 24k for the shop,concrete and erection of the building.I cant wait to have a nice new shop to restore my mopars,woohoo!It will only cost me 70 bucks more a month with the new loan.The shop should be equivelent to a 6 car garage,maybe i need to buy more mopars,lol

Thats really cool!  I hope that everything goes well.  What kind of metal building are you getting.  I have been seriously looking at this place ---> http://www.metalhomes.com/   for when I find my land.  I would have someone else do the dirt work and the slab, but I would erect it myself.  It doesn't look like it would be too hard.

Thanks for the link but being in the land of fruits and nuts(calif)I have to be careful where i buy the shop so it meets calif codes,i would make sure and talk to you building department where you live to make sure whatever shop you buy will meet local codes.I thought about doing some of the stuff myself but it would take way too long.I do have some friends in the industry for the pad and concrete and may save a little money for the pad/concrete.The erection will cost about 4k for the bids i have recieved.If i can get a bigger shop for the money alllowed i will but 30x40 is in the price range i want,approx 24k installed and done.You can use the rule of thumb it will cost 20 bucks a square foot to have one put up turn key

That is excellent news Moparnut.!   Room to think!  We had a one car garage, and  that was a bit tight to be doing our total restoration.  I remember the day we  (actually some really strong guys we hired) cut and knocked out the reinforced concrete walls to open them up for our 24X40 garage addition.  twofornow and  lb- since you been here- you know what I mean!  We SOOOO enjoyed it when the dust settled and we had some room.  If you want to see a few more pics of that process let me know- I'll post them-  but here are two to get even more construction juices flowing   :tongue:

The shop sounds good.  I am also plan on getting one built this year.  I have been working with Morton Buildings.  I do not have the time to spend building it either.

Havent thought that out yet,do have plans for a wood stove.I kind of have an in for radiant heat.I am a manufacturers rep and one of the factories i Rep for is a japanese tankless hot water heater,great for radiant heat but since i live in a temperate climate i probably wouldnt go with floor heating but might use an air handler using hot water(VERY Efficient).Is does get chilly in the winter but no lower than 35-40 during the night but most of the time is 50-70

That looks nice,I thought about adding on also but didnt want to listen to the darn air compressor all the time so the shop will go away from the house.Nice trees,alot taller than mine :grinyes:I only have oaks

Its no approved until the money hits the bank,   they can make some bs excuse to back out, like declining stuff   they can throw out stuff even after you sign, if your conditions are not all met and then they can come up with more and drag it out(there is a 3 day fund period/ back out for you)(not including weekends and holidays)    Good Luck       the faster you get them paper work the faster it goes.       If your in an increasing economy you can get an interest only loan, and you can always pay whatever to the princeable.

Sounds like a nice garage   I have seen some of these 60x90 for like 30-40k add another 15k for permits and concrete    a fair bit of coin but thats a lot of mopars (if your citys covants will allow that large of a building)

I made no reference towards your  Income, your credit score, or that I was any kind of expert, I never said I was an L.O.   Loan Processor (aka) the bitc# ,  or for that mather that there was any reason your loan should go through.   I was stating LB said (assuming it's been approved - sounds like it has)  people (I was not refering to you)  call these places, and think that approval means there getting money (this was again a general comment not twards you) Im 22 years old I have very little credit, but what is there is good, they wouldn't approve me for a small house loan as my work history and income are not good enough, I have never checked my fico (verison requires a 620 to get a phone without a deposit/co signer) so its at least a 620. I don't have a a 30k line of credit with anyone. I have a student loan and a truck payment. and my rental history is spotless   Its not necisary to insult my personal life.  (i suggest you try another trade like selling slurpies at 7-11)  Insult a multi million dollar chain of stores, I wish I was smart enough to open a chain of stores like 7 11.    Wal- Mart is not a glorious job, I know I worked there.  But the Waltons have over 110 billion dollars and together have more than twice as much a Bill Gates.   What was your first job ? every one has to start somewhere.           Im done with this conversation If I affended you Moparnut in anyway Im sorry (I hope you have no hard feelings) I wish you the best.

LB- I dont know how the mortgages work in Il.  but in AZ    the Bank (lender) gives the money to the title company and they wire the funds to the client.   We (the mortgage company) are the middle man that line up money, from the wholesale (the bank) to the client.  Funding has nothing to do with the Mortgage company at all. besides we get all the conditions met from the bank with the clients that is the plan anyways.     Some banks work directly with the clients. But this limits your ability to get different programs as you get there's only.  But were just the middle man.       I understand that there are different laws in different states this is Arizona's way.

If your still planing on going into this field , its worth it there is a ton of imfo to learn. but its all worth while.  mind boogiling sometimes. but there are always mopars to call us down.  :thumbs:

Now Im off the subject, moparnut sounds like your be filling it with more mopars in the future, sounds great. keep the pictures coming.   :cool:
