Approved vs. funded are TWO different things... approved means the lending company has said they'll go with the terms and conditions... funded means that either the mortgage company themselves, or a bank has given the consumer the money for the loan.... :cool:

Its no approved until the money hits the bank, they can make some bs excuse to back out, like declining stuff they can throw out stuff even after you sign, if your conditions are not all met and then they can come up with more and drag it out(there is a 3 day fund period/ back out for you)(not including weekends and holidays) Good Luck the faster you get them paper work the faster it goes. If your in an increasing economy you can get an interest only loan, and you can always pay whatever to the princeable.
Sounds like a nice garage I have seen some of these 60x90 for like 30-40k add another 15k for permits and concrete a fair bit of coin but thats a lot of mopars (if your citys covants will allow that large of a building)

I made no reference towards your Income, your credit score, or that I was any kind of expert, I never said I was an L.O. Loan Processor (aka) the bitc# , or for that mather that there was any reason your loan should go through. I was stating LB said (assuming it's been approved - sounds like it has) people (I was not refering to you) call these places, and think that approval means there getting money (this was again a general comment not twards you) Im 22 years old I have very little credit, but what is there is good, they wouldn't approve me for a small house loan as my work history and income are not good enough, I have never checked my fico (verison requires a 620 to get a phone without a deposit/co signer) so its at least a 620. I don't have a a 30k line of credit with anyone. I have a student loan and a truck payment. and my rental history is spotless Its not necisary to insult my personal life. I someday hope to be in the financial situation to buy a house/garage and fill it with a least my mopar. maybe another 1 or 2.
LB- I dont know how the mortgages work in Il. but in AZ the Bank (lender) gives the money to the title company and they wire the funds to the client. We (the mortgage company) are the middle man that line up money, from the wholesale (the bank) to the client. Funding has nothing to do with the Mortgage company at all. besides we get all the conditions met from the bank with the clients that is the plan anyways. Some banks work directly with the clients. But this limits your ability to get different programs as you get there's only. But were just the middle man. I understand that there are different laws in different states this is Arizona's way.
If your still planing on going into this field , its worth it there is a ton of imfo to learn. but its all worth while. mind boogiling sometimes. but there are always mopars to call us down. :thumbs:
